Our Building Process
Building a new custom home is an exciting journey, with your builder guiding you through the steps along the way. At Beacon Builders, we want our new homeowners to fully understand how this process works, and how the relationship a builder has with a homeowner impacts the new home construction process. Our five step pre-construction method allows Beacon Builders to provide you with the best value, and a new home that you love.
Initial Consultation
At our initial meeting, we get to know each other. We will ask you several questions:

Presentation of "Ballpark Estimate"
At our second meeting, we will present you with a range of what we expect your new home to cost. Prior to this meeting, we will visit your land to evaluate it. We will examine your plan ideas and consider the features you wish to include in the home. If everything is acceptable to you, we will present you with a Design Agreement. |
Design Agreement
The Design Agreement will be based on the scope of the plans to be used, the cost of having the plans reviewed and sealed by a licensed structural engineer and the time to develop the specifications for the project. At the end of the design process, we will have complete detailed plans and specifications for your home and present you with a fixed price contract ready to be presented to your lender for loan underwriting. |
Pre-construction Phase
While your lender is doing their underwriting, we will prepare the documentation needed to secure any building and other permits needed. If your land is located inside of a community, we will assist getting architectural review committee approval. Our goal is to be able to begin construction as soon as you close on your construction/perm loan. |
